The rumor was created (as with most of the negative rumors about her) by her enemies. No, Henry never had any sort of affair with Anne's mother. That would not have been his style even as crazy as he was. Do you find this valuable?

Actually, we do not have a confirm date on Anne's birthdate. Since there are no records of her birth. Which I find weired . Historian
Eric Ives believe Anne was born in 1501, and historian Retha Warnicke believe Anne was born in 1507, while Thomas More son in law believe that Anne was much younger, he believe that she was born 1512. I believe that Anne might have been born anywhere from 1507, to 1512. Since I can not see Henry VIII going to all that trouble to marry Anne if she was close to being pass her child bearing years. So I believe that Anne was still young when he married her. so if Henry VIII was 17, or 18 when he had an affair with Elizabeth ( Henry VIII 's father died around that time, so he would likely wanted to explore a little) that would put Anne's birth date around 1508.

we will never know Anne's age, nor will we learn much information on Anne's mother/step mother ( depending on which historian you have read)

This particular tit-bit seems to stem from Nicholas Sanders - aka. Nicholas Slanders - a Catholic priest who wrote during Elizabeth's reign. In his book, "The Rise and Growth of the Anglican Schism".

However, Sanders is very clear on the timing of Anne's conception, setting it after Henry became King, at which point he allegedly fell for Elizabeth Boleyn and decided to send her husband away on a lengthy mission to get him out of the way. Two years later, Thomas Boleyn came back and found baby Anne in the cradle and knew that she wasn't his.

However, this timeline means that, at the very earliest, Anne was born in 1510 or 1511, possibly much later, depending on when, if ever, Thomas Boleyn was abroad on a two year long errand. This gives us an 11-12 year old Anne making her debut at court, and being courted by the 20 year old Henry Percy. I don't think so.

I think that we can safely assume that this is nothing more than another ridiculous story circulated to discredit Anne after her death.

Thomas More's son in law said that Anne was born around 1510,or 1511. I have never his book,but he supposedly had wrote one. As for a 20 year old Henry Percy courting Anne, well in that time period, you was courted as young as 12. Henry VIII's affair with Bessie Blount start when she was very very young. some girls even got married at that age,although it was frown upon, since having a baby too early can ruin a young girl reproduction system .
